Pricing Farm & Ranch, Land and Recreational Properties is no easy task. There are 3 different prices. First there is the price that the seller wants for the property, then there is the price their Realtor recommends, then there is the price that a buyer is willing to pay. Is it price to high OR too low? By choosing a land specialist from the start, and then acting on what that specialist recommends as a "just right" market value should attract a buyer every time.
The "just right" market value creates fabulous results almost like magic. A land specialist has the training, resources and knowledge to accurately price the property at which buyers are likely to offer full price or create multiple offers. The property owners that hires a land specialist and who acts on the land specialist advice are most likely to net the maximum price the the existing market can deliver.
Let not forget the neighbors and their friends who are always willing to give their advice. Why Mary's property sold for $6000 an acre and your property is worth so much more because I believe it is a much nicer property. This advice is what gets you into trouble when selling your property. Your neighbors and friends are not land specialist and do not understand how to price it and all the complexities involved in the pricing itself.
