Get Your Home Ready for Sale

The first step to selling a home during a divorce is to get the home ready for sale because once the home has been cleaned, de-cluttered and staged for sale there’s a greater chance of the home selling for what it’s worth than selling the home without any preparation and hoping for the best.

Choose an Experienced Realtor®

After getting the home ready for sale the next step to selling a home during a divorce is to choose an experienced Real Estate agent who knows your local housing market, has online marketing experience, and will help you to sell your home for what it’s worth.

Settle on An Asking Price

Once the home has been prepared for sale, and an agent has been chosen, the next step is for both husband and wife to agree on an asking price for the home.

Even though the Real Estate market may be hot right now, the sellers should price their home competitively because this will reduce days on market and it may help them to sell the house for more than what it’s worth.

Review Offers

After the home has been listed the next crucial thing is for both husband and wife to come together and review offers (preferably without attorney’s present) because putting anger aside and focusing on choosing the most competitive offer will help the home to be sold quickly and for the most money possible.  

Last of all, once an offer has been agreed on, the escrow company will be responsible for dividing the cash and making sure that any debt obligations are paid off before husband and wife are paid and they part ways.

Let’s face it, many home buyers these days are “pre-conditioned” to negotiate and if they find out that your home has one or more problems, they may be inclined to negotiate with you and offer a lower price for your home.

The good news is that when you have your home inspected before the actual inspection, you will be able to resolve potential problems and or issues with your home plus eliminate having to accept a lower price for your house because there’s work that needs to be done.

Pre-Inspection Justifies Your Asking Price

Did you know that a pre-inspection will also help you to “justify” your asking price? That’s right. You can list your home for X and justify your position, or asking price because you’ve taken the time to have your home inspected and you know that it’s worth your asking price.

A pre-inspection also gives you the “upper hand” during a hot real estate market because it may motivate a buyer to drop or reduce their inspection contingency.

One of the very best things you can do to ensure success when selling your home is to get it ready for sale by de-cluttering and staging your home since this will help you to show your home in the best possible condition and actually make it look bigger.

Tip #2 – Decide on A Realistic Price

During a hot Real Estate market, many people are under the misconception that they can sell their homes for X over their homes current value but the reality is that overpricing a home almost never pays off because, most buyers are technology savvy, can look up a home price online within minutes, and know that it’s overpriced.

Tip #3 – Be Flexible When It Comes to Showings

Once you hire a Real Estate agent it’s important for you to remember that your purpose for hiring them is to sell your home so if they have someone who wants to view your house after 5:00 pm on a weeknight, or sometimes on the weekend, you should be flexible and willing to work with your agent since this will help you to sell your house quicker than you imagined.

There’s no doubt that summers in Northern California can be HOT and having an inground pool is a major plus if you’re a homeowner because this means you can enjoy your pool anytime during the summer months without having to deal with the hassles of an above ground pool.

Even though you may use your inground pool a lot during the summer, there may be times when you are tempted to not keep your pool filled or to drain your pool during the winter months when it’s not in use but the BIG question is what actually happens to an inground pool when you don’t keep water in it?

Why You Should Keep Water in Your Pool

Not keeping water in your pool can damage the structural integrity of the pools shell, especially if we have another wet winter because all of the rainwater has to go somewhere and that ground water can also cause your pools shell to heave, pushing it upward out of the ground.

To avoid damaging the structural integrity of your inground pool you should keep some water in it all year long, even if that water begins to look “swampy” because, any repairs to the pool, or cleaning, can still be done to the pool when there’s water in it.

#1 – How Long Have You Been a Realtor®?

Although many people have become Real Estate agents in the last 24 months thanks to the booming Real Estate market in California, experience does pay off when choosing a listing agent because an experienced agent will also have the skills that you need when it comes to negotiation and selling your home for the best price.

#2 – Are You a Full-Time Agent?

What Are Some Common Errors That Occur During the Mortgage Process?

During the last two blog posts, I’ve covered some of the most common errors which are known to occur during the mortgage process like family members getting involved during escrow, to document errors. In this third blog post, I’m going to cover additional errors which can occur during escrow so you’re prepared if you plan on buying or selling a home.

Common Mortgage Errors

  • Unknown Liens – Sadly, it’s not uncommon for there to be unknown liens on a property thanks to old debts or bills that have been left unpaid. When these unknown liens are found it’s best that they be paid immediately because they can slow down the sale of a home and make closing take a lot more time than the buyer and seller expected.
  • Missing Heirs – Yes, it’s possible that there may be missing heirs that are named in a will when the owner of the home died. In this case, it’s best for the missing heirs to be found to avoid any more delays with the sale of the home.
  • Forgeries – Last of all, but most important is forgeries. Sadly, it’s not uncommon for forged documents to come up during the sale of the home and when they are found the seller’s ownership of the home is cast in doubt until all documents can be verified.
