Tips for first-time home sellers

Tips for first-time home sellers

Are you planning on selling your home for the first time? If so, you’re making a smart choice!

Selling your first home may seem overwhelming at first but it doesn’t have to be especially if you follow these tips.

Tip #1 – Get Your Home Ready for Sale

One of the very best things you can do to ensure success when selling your home is to get it ready for sale by de-cluttering and staging your home since this will help you to show your home in the best possible condition and actually make it look bigger.

Tip #2 – Decide on A Realistic Price

During a hot Real Estate market, many people are under the misconception that they can sell their homes for X over their homes current value but the reality is that overpricing a home almost never pays off because, most buyers are technology savvy, can look up a home price online within minutes, and know that it’s overpriced.

Tip #3 – Be Flexible When It Comes to Showings

Once you hire a Real Estate agent it’s important for you to remember that your purpose for hiring them is to sell your home so if they have someone who wants to view your house after 5:00 pm on a weeknight, or sometimes on the weekend, you should be flexible and willing to work with your agent since this will help you to sell your house quicker than you imagined.

Tip #4 – Start Packing Up Now

Another important thing to do when selling your home is that you should start packing up now because the whole purpose of selling your home is to move on to your next house and delaying the moving process now will only make moving onto your next home take longer than you imagined.

Tips when Relocating to another state

by Linda Pillard

Tips when Relocating to another state

Are you planning on moving out of state? If so, regardless if you plan on moving to California or elsewhere in the United States you can make your relocation to another state smoother by following these tips.

Tip #1 – Create A Moving Calendar

This step is essential when it comes to relocating because a moving calendar will help you to stay organized and have everything packed up and ready to move by your moving date.

Tip #2 – Establish A Moving Budget

When moving out of state it’s vital to create a moving budget so you know the total amount of money that you can devote to your move because it’s very easy for moving costs to spiral out of control and the way to stay on track financially is to devote a moving budget and stick with it.

Tip #3 – Start Packing

There’s no time better than the present to start packing for your move; to get started with packing you’re going to need plenty of moving boxes, packing tape, bubble wrap and other supplies. To find the moving supplies that you need check with your local Walmart, Home Depot or store that specializes in selling moving supplies in your area.

Tip #4 – Hire A Reliable Moving Company That Specializes in Out of State Moves

Once you’re packed up and ready to move you should search for a reliable moving company online that specializes in out of state moves and has testimonials from people online that they have recently served because, referrals from former clients will help you to know if a moving company has done a good job or not in the past.

Let’s say that you’re having a hard time finding reviews of a local moving company online, you can also use Yelp and other review websites to find feedback about a company before you decide to use them.

After you’ve found the right moving company that you feel comfortable with using the next step is to request a quote or start a quote with them online.

Most moving company can offer you a quick quote in minutes but for other companies, it may take them 24 hours so it’s best to fill out the quote accurately and expect it to be emailed to you in 24 hours or less.

Tip #4 – Don’t Forget to Change Your Address

Before moving day arrives you should also change your address with all of your creditors, doctors and companies that send you mail on a monthly basis plus you should also change your address with the Post Office as well just so they are aware that they should forward mail to your new address should you forget to change your address with anyone.

After changing your address, you should also contact your utility companies (gas/electric/water/trash) to cancel service with them by a set date and have your final bill mailed to your new address.

Before taking off to move to your new home the last thing you should do is contact the utility companies in your new city or town and schedule the utilities to be turned on at your new home just so you will come to your new home with the services that you need turned on.
