If you own a home in Winters, you might be wondering the same thing I’ve been hearing from a lot of folks lately:
“With interest rates staying high, is my property still going to hold its value?”

It’s a fair question—and one I’d be asking, too, if I were in your shoes.

I’ve been selling real estate in Winters and across Yolo County for nearly 30 years. I’ve seen markets rise, fall, and level out again. What I can tell you is this: you’re not alone in your concerns, and there are some key things to keep in mind right now.


 What’s Really Going On?

Interest rates are sitting in that 6.5%–7% range, which is a far cry from the low rates we got used to during the pandemic. That shift affects everything—buyers, sellers, and especially those just sitting tight and watching the headlines.

That said, rural and small-town markets like ours behave a little differently than bigger cities. While city homes may rebound faster, country properties are steadier. They don’t boom as hard—but they don’t bust as fast, either.

And right now, we still have something working in our favor: low inventory. There simply aren’t a lot of homes on the market in Winters. That helps support prices—especially if your home shows well and is priced smart.

Not necessarily. But should you be aware? Absolutely.

If you bought in the last few years, you probably have a great interest rate—and that’s a major advantage. But if you’re thinking about selling, this isn’t the market to wing it. It’s the market to be informed, prepared, and thoughtful.
